What services do you provide as a short-term rental property manager?

We offer full-service short-term rental management, including seamless onboarding, licensing assistance, listing creation and optimization, multi-platform booking management, dynamic pricing, guest communication, inspections, vendor coordination, and ongoing property oversight. Our goal is to handle the day-to-day operations so you can enjoy the benefits of ownership without the stress.

Do you manage both the property and the bookings?

Yes. We provide both property management and booking services. This includes managing reservations, pricing, guest communication, inspections, maintenance coordination, and ongoing oversight—ensuring your property is professionally managed from booking to check-out.

Which booking platforms will my property be listed on?

Your property can be listed across multiple platforms to maximize exposure, including Airbnb, Vrbo, CrewDogs, Google, and direct bookings through Suite Home Away. For owners interested in mid-term stays, Furnished Finder is available as an optional platform for an additional fee.

How much does it cost to get started?

To begin onboarding, we charge a one-time administrative setup fee of $295. Licensing and registration fees required by the state and local authorities, as well as professional photography (if needed), are additional and billed separately. During your consultation, we’ll walk you through all costs clearly so there are no surprises.

Do you require long-term contracts?

No. We operate on a flexible, rolling agreement rather than fixed long-term contracts. We believe in earning your business through service and results. If you choose to transition away, we simply ask to complete or be compensated for any confirmed future bookings already in place.

Will I be able to use my property whenever I want?

Yes. Owners receive access to an online owner portal where they can view the booking calendar in real time and block off dates for personal use at any time. There are no limits on owner stays.

How do you handle guest communication and support?

We manage guest communication from the moment a reservation is confirmed through check-out. Automated messaging provides immediate responses, while our team remains personally involved and available 24/7 to address guest needs, questions, or issues during their stay.

Do you inspect the property regularly?

Yes. We perform regular property inspections to ensure your home remains in excellent condition. This allows us to catch minor issues early, coordinate maintenance when needed, and maintain high standards for both owners and guests.

Do you help with licensing and legal requirements?

Absolutely. We handle the required registrations for state and tourist taxes and assist with securing your DBPR certificate as part of the onboarding process. This ensures your property is compliant and ready to operate as a short-term rental.

How do I know if my property is a good fit for short-term rentals?

The best way to find out is through a consultation. We’ll review your property, location, goals, and expectations, explain how our services work, and help determine if short-term rental management with Suite Home Away is the right fit for you.

Can you help with furnishing, décor, or setting up my property?

Yes. We can assist with furnishing and décor guidance to help your property perform well as a rental. This can include layout recommendations, starter inventory suggestions, and coordination support. Décor and furnishing services are optional and priced separately based on the level of assistance needed.

Do you offer long-term property management as well?

Yes. In addition to short-term rental management, we also offer long-term property management services. If your goals change or you decide that long-term renting is a better fit for your property, we can help manage that transition and provide ongoing support.

Can you help me buy or sell an investment property in the future?

Yes. We are licensed Realtors® and can assist with purchasing new investment properties or selling your home when the time is right. Having both real estate and property management expertise allows us to support you throughout every stage of property ownership—from acquisition to management to resale.
